How is Propmantle different from a traditional letting agent?
A letting agent typically charges a percentage of rent — often 8–15% — and focuses primarily on tenant finding and basic management. Propmantle is your full operations department: we handle everything from tenant communications and maintenance coordination to compliance monitoring and monthly reporting, on a flat monthly retainer per property. We do not take a commission on rent, and we cover far more than a conventional letting agent does.
Do I need to use your team for everything, or can I pick specific services?
Our service tiers cover the full operational picture, because fragmented coverage leads to gaps. That said, if your portfolio has specific needs or you already have certain functions covered, we can discuss a tailored arrangement during your onboarding call. Most clients find that full-stack operations management is simpler and more effective than trying to divide responsibilities.
How do you handle emergency maintenance out of hours?
Our team operates 24 hours a day, every day. Emergency maintenance requests are triaged immediately — we contact your approved contractor network, coordinate the response, and keep you informed throughout. You are only contacted for decisions that genuinely require your authorisation; everything else is handled on your behalf.

We currently operate in the United States, United Kingdom, Canada, and Australia. Our teams have working knowledge of the regulatory frameworks, tenancy legislation, and standard practices in each market — including Section 21 notices, RTM requirements, LTSA obligations, and state-level tenancy laws.
What does the onboarding process involve?
Onboarding begins with a structured intake call, typically lasting 60–90 minutes. We document your portfolio — each property, its tenants, your existing contractor relationships, outstanding maintenance items, and compliance position. We then build your operations profile and assign your dedicated team. Most clients are fully operational within five to seven working days of the onboarding call.
How do I stay informed about what is happening with my properties?
You receive a structured monthly owner report covering the full operational picture: maintenance completed and outstanding, tenancy status, rent collections and arrears, compliance calendar, and any items requiring your decision. For time-sensitive matters, your team contacts you directly via your preferred channel. You are informed of everything that matters — and only what matters.
Can Propmantle manage properties across different markets for the same owner?
Yes. If you hold properties in more than one of our operating markets — for example, residential investments in both the UK and Australia — your Propmantle team can manage across those markets under a single engagement. This is one of the key advantages of a remote operations model.
